Online Rental Applications

All prospective residents are directed to a quick and easy to understand online rental application. This attracts more applicants because it’s easier for the prospective residents to find the vacancy ad and fill out the online rental application. As a result, we’re able to process applicant submissions through to move-in at faster rates than many others.

Residential Screening & Verification

We work hard to find residents who will pay their rent on time and care for your property. All prospective residents are required to submit an online application, a photo ID, and recent copies of paycheck stubs or bank statements for income verification. We carefully process and screen all applications for credit, rental, eviction, and criminal history to ensure their integrity. We follow all federal and state regulations to ensure full compliance. In addition, we cross-check landlord and employment references to ensure they are accurate.

Lease Agreement Negotiation & Execution

When a prospective resident has been approved, we prepare the lease agreement for any potential negotiations and then execute a final version for everyone’s final signature. To ensure full legal compliance, we utilize agreements and forms from the National Association of Realtors. This gives everyone involved peace of mind knowing they are legally protected and in full compliance with all federal, state, and local regulations.

Annual Lease Agreement Renewals

The majority of standard lease agreements are for a 12 month term and automatically go to month-to-month if renewals aren’t established with the resident. We however want to ensure all leases scheduled to expire are appropriately managed in advance and renewed with the resident.
